What are average borrowings by region ?
How much did households borrow on average in 2024? What is their personal down payment? In a study published this week, broker MeilleurTaux provides some answers to these questions. The survey’s first finding is that the average home buyer in France borrowed 210,848 euros in 2024, compared with 222,509 euros in 2023 and 240,089 euros in 2022. This fall in the average amount borrowed by the French is mainly due to the sharp rise in mortgage rates between the beginning of 2022 and the end of 2023, which largely reduced the borrowing capacity of households. Fortunately for borrowers, mortgage rates have fallen by around a percentage point on average since the start of 2024, reaching 3.4% in February for 20-year mortgages, which could mean an increase in the amounts borrowed by the French in 2025.
On the other hand, while the French borrowed smaller sums in 2024, the average downpayment rose sharply to 63,421 euros nationwide, an increase of +24% over one year. At the same time, the median deposit rose from 19,975 euros to 30,000 euros, an increase of 33%. It’s quite astonishing,“ comments Maël Bernier, spokesperson for Meilleurtaux, ”because with the fall in interest rates, which has restored borrowing capacity, the savings mobilized should have fallen, so it’s a clear signal that it’s the more affluent categories who have given life to their projects, while the others have no doubt preferred to wait.
An average deposit three times higher in the Paris region
The study also reveals that the average amounts borrowed by the French differ widely by region, due to property prices. This difference is very significant, since the average amount borrowed is almost twice as high in Ile-de-France (309,000 euros) as in Bourgogne Franche Comté (165,000 euros). “This figure explains why the property market hasn’t completely collapsed in recent months, and illustrates that in many parts of France, it’s still possible to find property at prices that suit your income,” continues Maël Bernier.

It should be noted that the average downpayment of borrowers also varies considerably by region. It is almost four times higher in Ile-de-France (120,000 euros) than in Bourgogne-Franche-omté (33,000 euros). In Paris, where property prices are by far the highest in France, the average downpayment even reaches a record 220,000 euros!
Finally, the average age of borrowers in all regions was 37 in 2024, stable compared to previous years. Normandy is particularly attractive to young buyers, with 35% under 30 and 53% under 35. The Grand Est region (33% of buyers are under 30) and Hauts-de-France (33%) also attract young working people, not least because property prices are lower than in other regions.
